Moving Into a Vancouver Condo: Elevators and Strata Rules

Moving Into a Vancouver Condo: Elevator Bookings, Strata Rules and Move-In Fees

Moving into a Vancouver condo runs on the building’s rules: you’ll usually need to book the service elevator and loading bay for a set window, follow strata move hours, use elevator pads, and sometimes pay a move-in fee or refundable deposit. If you’re renting the condo, you’ll also sign a Form K agreeing to follow the strata bylaws. Get the building’s move rules in writing as soon as you have keys, book the elevator, then book movers for the same window.

Strata Rules and Move-In Fees

Strata corporations set move rules through their bylaws and rules under the Strata Property Act. A move-in fee or deposit must be set out in those bylaws or rules and must be reasonable for what the move costs the strata; the Civil Resolution Tribunal has reduced fees it found excessive. Rental-only buildings set their own rules through the property manager. Ask for the amounts in writing and get a receipt for any deposit.

Some buildings also ask movers for a certificate of insurance before the move. Ask the building early so there’s time to provide it.

Neighbourhood Notes

  • Downtown, Yaletown and Coal Harbour: towers with concierge desks, tight elevator schedules and underground loading. Book early and check the loading-bay height.
  • West End: older condos and rental towers with limited street parking. Plan where the truck can stop.
  • Mount Pleasant and Main Street: newer mid-rises with shared loading areas and busy streets.
  • Olympic Village and False Creek: newer towers with underground loading and concierge sign-in.

On Moving Day

  1. Meet the concierge and confirm the elevator is padded and keyed for you.
  2. Have everything packed and by the door before the window opens.
  3. Keep someone at each end: one at the truck, one in the unit.
  4. Bring the largest pieces up first, while the loading bay is clear.
  5. Walk the elevator and hallway with the concierge afterwards to protect your deposit.

If your window is short, ask what happens if the move runs over. Some buildings allow a brief extension; others end the booking on time.

Tenants: Form K

If you’re renting a condo, the landlord must give you the strata bylaws and rules and have you sign a Form K, Notice of Tenant’s Responsibilities. It confirms you’ll follow the strata’s bylaws, including move rules.

Tingsapp moves condos across Vancouver at fixed upfront prices: small moves from $79 and full home moves from $249. See Vancouver movers.

Frequently Asked Questions

Do I need to book an elevator to move into a Vancouver condo?

Almost always. Most condo buildings require a reserved service elevator and loading bay time, and set allowed move hours.

Can a strata charge a move-in fee in Vancouver?

Yes, if it’s set out in the bylaws or rules and the amount is reasonable. The Civil Resolution Tribunal can review fees that seem excessive.

What is a Form K?

The Notice of Tenant’s Responsibilities. Tenants renting a strata unit sign it to confirm they’ll follow the strata’s bylaws and rules.

How far ahead should I book the elevator?

Two to four weeks for most dates, and earlier for month-end or weekends.

Do movers need insurance documents for my building?

Some buildings ask for a certificate of insurance. Check with your building early so it can be arranged before moving day.

What if my move runs past the elevator booking?

Ask the building beforehand. Some allow a short extension; others end the booking on time, so be fully packed before the window opens.
