How Much Income Do You Need to Live in Vancouver?

How Much Income Do You Need to Live Comfortably in Vancouver?

To rent comfortably in Metro Vancouver, keeping rent to about 30% of your gross income, you need roughly $75,000 a year to afford the region’s 2025 median purpose-built rent of $1,875, and about $94,500 a year for CMHC’s 2025 average Vancouver two-bedroom rent of $2,363. For comparison, Living Wage BC puts the 2025 Metro Vancouver living wage at $27.85 an hour, and BC’s minimum wage is $18.25 an hour (June 2026). Asking rents for vacant units are usually higher than these averages, so many people spend more than 30% or live with others.

The Benchmarks

BenchmarkFigureWhat it means
BC minimum wage (June 1, 2026)$18.25/hourAbout $38,000 a year at 40 hours a week
Metro Vancouver living wage (2025)$27.85/hourWhat each of two full-time working parents needs to cover a family of four’s basic costs; about $50,700 a year at 35 hours a week
Metro Vancouver median purpose-built rent (2025)$1,875/monthAcross unit types in rental buildings, including long-term tenants

Income Needed at the 30% Rule

Multiply monthly rent by 40 to find the gross annual income where rent is 30% of income.

Monthly rentIncome needed (30% rule)
$1,500$60,000
$1,875 (2025 Metro Vancouver median)$75,000
$2,000$80,000
$2,363 (2025 Vancouver two-bedroom average)$94,520
$2,500$100,000
$3,000$120,000

A household with two incomes can combine them. A single earner on the living wage, about $50,700 a year, can afford about $1,270 a month at 30%, which in practice means a shared home or a suite outside the core.

What “Comfortable” Means

A comfortable budget covers more than rent. A common rule of thumb:

  • Housing: about 30% of gross income, including utilities where possible
  • Essentials: food, transit or a car, phone, insurance and health costs
  • Savings: 10% or more, including an emergency fund of three to six months’ expenses
  • Everything else: what’s left for life

The living wage, by design, covers basic costs only; it leaves out debt repayment, home ownership and retirement saving.

Ways People Make Vancouver Work

  • Live along SkyTrain outside the city, where rents are usually lower. See the most affordable Lower Mainland neighbourhoods.
  • Share a home or rent a suite to cut rent below 30%.
  • Choose rent that includes heat and hot water to keep utility bills predictable. See what utilities are usually included.
  • Skip the car if your home and work are both near transit.
  • Know your rights: rent increases for existing tenants are limited to 2.3% for 2026.
