The Real Cost of Renting in Vancouver Beyond Monthly Rent

The Real Cost of Renting in Vancouver Beyond Monthly Rent

The real cost of renting in Vancouver is the rent plus everything around it: a security deposit of up to half a month’s rent (and a pet deposit if you have one), first month’s rent up front, electricity and internet if they aren’t included, tenant insurance, parking and storage in many buildings, and the cost of moving in. Add these before you compare two places; a slightly higher rent that includes heat or parking can cost less overall.

Up-Front Costs

CostWhat to expect
First month’s rentDue at or before move-in
Security depositNo more than half of one month’s rent, under BC law
Pet damage depositNo more than half of one month’s rent, if pets are allowed
Strata move-in feeSome condo buildings charge one, set in the bylaws and required to be reasonable
MovingOn Tingsapp, small moves from $79 and full home moves from $249, at a fixed price
FurnishingVaries widely; marketplace furniture can be picked up as a small move

BC landlords can’t charge a fee just to apply for a rental.

Monthly Costs Beyond Rent

  • Electricity: BC Hydro, unless included. At 2025 rates, a one-bedroom using 400 kWh a month pays roughly $55 to $60 a month; electric heat can double that in winter. See utility costs in a Vancouver apartment.
  • Internet and phone: varies by provider and plan.
  • Tenant insurance: often required by the landlord.
  • Parking and storage: often extra in newer buildings.
  • Laundry: coin or card laundry in older buildings adds up.
  • Transit or a car: a home near SkyTrain can replace a car, which is often the largest saving of all.

Costs That Change Over Time

  • Rent increases: limited for existing tenants to the annual allowable amount, 2.3% for 2026, once every 12 months.
  • Utility rates: BC Hydro rates usually change each April.
  • Moving again: leaving a rent-controlled tenancy for a new one usually means paying current market rent, which is often higher.

How to Compare Two Rentals

  1. Start with the monthly rent.
  2. Add electricity if heat isn’t included, plus internet and insurance.
  3. Add parking, storage and laundry if they’re extra.
  4. Add the monthly cost of getting to work: transit or a car.
  5. Compare the totals, then the up-front costs.

Getting Your Deposit Back

Do the move-in and move-out inspections with your landlord and keep the reports. At the end of the tenancy, give your forwarding address in writing; the landlord must return the deposit, or apply to keep part of it, within 15 days of the later of the tenancy ending and receiving your address.

When you’ve chosen your place, Tingsapp moves homes across Vancouver at fixed upfront prices. See Vancouver movers.
